That's sort of the whole story here — it isn't a single neighbourhood so much as a patchwork of very different ones that happen to share a pin code. Leafy, quiet Vasant Vihar sits just twenty minutes from the mall chaos of Saket. DDA colonies exist a few kilometres from sprawling farmhouse estates. Old-money builder floors sit down the street from student rentals. So rather than pitch "South Delhi" as one thing, it's more useful to go area by area — that's really the only way any of this makes sense.

Why This Part of the City Keeps Winning People Over

A few genuine reasons South Delhi stays in demand year after year:

  • The metro genuinely works here — Yellow, Magenta, Violet, and Pink lines all pass through
  • You're almost never more than one main road from anywhere else in the city
  • Some of Delhi's oldest, most-loved markets are sitting right here, unbothered by trends
  • Schools and hospitals with decades of reputation behind them
  • A real mix of quiet, green pockets and livelier, busier stretches
  • If Gurugram or the airport are part of your routine, you'll notice not having to cross the whole city

If metro access is a dealbreaker for you, keep an eye on Hauz Khas, Kalkaji Mandir, Lajpat Nagar, and Dilli Haat-INA — these interchange stations open up the rest of the map.

Going Neighbourhood by Neighbourhood

Greater Kailash (GK-I & GK-II) is the name everyone mentions first, and it earns that spot. Mostly builder floors rather than towers, close enough to Nehru Place that commuting barely registers. M Block and N Block markets are where people end up sooner or later, planned or not.

Defence Colony shares that builder-floor character but feels a touch more central and lived-in. Close to Lajpat Nagar, a reasonable shot at AIIMS, and a market that holds its own against anything else on this list.

Vasant Vihar is the pleasant outlier — big independent houses, wide roads, an unhurried pace that's genuinely rare in Delhi. Diplomatic-enclave territory, and the right pick if you'd rather have quiet than convenience. NH-48 also makes airport runs easy.

Hauz Khas is in a category of its own. Part neighbourhood, part cultural hub, anchored by IIT Delhi and a real Yellow/Magenta interchange. Between the Village and Deer Park, it has an energy nothing else on this list quite matches.

Saket is your pick if you'd rather walk to a mall or hospital than drive to one. Select CITYWALK, DLF Avenue, Max Hospital — all here, and the Yellow Line means a car isn't mandatory.

Vasant Kunj leans fully into apartment living — planned complexes, gated societies, malls like DLF Emporio nearby, and the airport practically at the doorstep.

Panchsheel Park is another calmer pocket — mostly independent houses and builder floors, tucked between GK, Hauz Khas, and Malviya Nagar without the noise of any of them.

South Extension can't quite decide if it's residential or retail, and doesn't really need to — South Ex Market alone justifies living close by, and AIIMS isn't far.

Green Park is a steady, understated mix of builder floors and apartments near AIIMS, with enough Yellow Line access to keep demand consistent.

Malviya Nagar is the more everyday option — DDA flats, local markets, solid links to Saket and Hauz Khas — minus the price tag that comes with GK or Defence Colony.

Chittaranjan Park (CR Park) has its own distinct identity, shaped by decades of Bengali community life — food, community markets, festivals. Apartments and builder floors sit quietly near Nehru Place and Kalkaji.

Kalkaji owes a lot to its metro interchange — Magenta and Violet lines meet right there — making its DDA flats genuinely convenient for a Nehru Place commute.

Alaknanda is settled and family-oriented, mostly DDA and cooperative housing, with decent parks and easy access to GK and the Kalkaji Mandir metro.

Chhatarpur doesn't really belong in the same conversation as the rest — this is farmhouse and villa territory, big plots, wedding-venue country. If you're picturing a standard flat, look elsewhere.

Mehrauli sits right beside Qutub Minar, giving it a heritage character most of South Delhi lacks, layered under newer development and old traditional markets.

Munirka is rental country, plain and simple — students and young professionals drawn by proximity to IIT Delhi and Vasant Kunj.

Safdarjung Development Area (SDA) quietly holds some genuinely premium builder floors near Green Park and Hauz Khas metro, with AIIMS just around the corner.

On healthcare: AIIMS, Safdarjung Hospital, Max Super Speciality in Saket, Fortis in Vasant Kunj, and Indraprastha Apollo out in Jasola.

That said — as of 2026, market estimates put the broader South Delhi average around ₹42,000 per sq. ft. Premium colonies blow well past that; DDA and society flats sit well under it. GK, Defence Colony, and Vasant Vihar are really operating in a different market from Saket, Alaknanda, or Vasant Kunj, so comparing them on price alone won't tell you much.

Before comparing anything across neighbourhoods, actually check:

  • Carpet area vs. built-up area
  • Floor and building age
  • Parking and lift availability
  • How recently it's been renovated
  • Freehold vs. leasehold status
  • Builder-floor specs, if relevant
  • Society maintenance charges
  • The real distance to the metro, not the "nearby" version
